In the newer houses nothing is wrong, it is just entry grade. Cabinet boxes without soft close, laminate counters, a builder mirror and a fiberglass shower surround. The framing behind all of it is current and predictable, and that is worth real money to you, because it means the walls come open and there is nothing behind them nobody expected. Timelines on these are more reliable and the budget goes into what you can see instead of into repairs.

The most common upgrade in that housing is the primary bathroom, usually converting a fiberglass surround or an unused garden tub to a tiled walk in shower. The value of that job is entirely in what nobody sees. The floor gets built to slope correctly to the drain and the waterproofing goes in under the tile as a system. Done properly it is good for decades. Done fast it looks identical for two years and then it does not.

Kitchens in those houses usually need layout more than they need size. A peninsula where an island belongs, or a bulkhead over the cabinets that dates the whole room. Whether any of that is structural gets determined before demo, and in houses of this age the answer is often no, which means a large visual change for less than people assume.

The older houses near the original town center are the other job entirely. Small closed kitchens, original supply lines that may be galvanized and have closed up from the inside, and subfloor at a toilet or tub that has gone soft over decades. That gets opened, checked and repaired before any finish goes down. Electrical and plumbing go to licensed trades. The carpentry, the tile and the running of the job are mine, and I am on the job every day.
