Kitchen & Bathroom Remodeling in Vancouver, WA

Remodeling a kitchen in a Vancouver house built before 1950 is usually less about cabinets than about what is feeding them. The layout you want is a modern layout, and modern kitchens draw power that the original wiring was never built to carry.

Houses that age were wired for a light and a radio. A kitchen today runs a range, a dishwasher, a microwave, a disposal and a counter full of small appliances, and that requires dedicated circuits the original service does not have. Sometimes there is capacity in the panel and it is a matter of adding circuits. Sometimes the panel itself is the limit and the service has to be looked at first. Either way it goes to a licensed electrician, and it is worth knowing which situation you are in before the cabinet order is placed, because it moves the number.

Original wiring in some of these houses is knob and tube, and where it is still live it does not get buried inside a finished wall. That is not a scare tactic, it is just how the work is done correctly. It also means the walls are open longer on a job like this than on a newer house, and the schedule should say so honestly up front.

Plumbing tells the same story. Galvanized supply lines close up from the inside over decades, so the pressure at a new fixture can be disappointing even though the fixture is fine. Drains may be cast iron. None of this is visible until the wall is open, which is why an honest bid on a house this age states what gets checked and what the range is if the plumbing needs replacing, instead of pretending to know in advance.

Under all that it is still carpentry. Small closed kitchens open up if the wall is not carrying load, and if it is, a header and posts take the load and the wall still comes out. Soft subfloor at a toilet or tub gets cut out before tile goes down. Electrical and plumbing go to licensed trades. The carpentry, the tile and the running of the job are mine, and I am on the job every day, which on an old house matters because something unexpected is coming and somebody has to make the call standing right there.

Kitchen & Bath Remodeling questions in Vancouver

How much does a kitchen remodel cost in an older Vancouver house?

On a pre-1950 house the electrical often moves the number more than the cabinets. A modern kitchen needs dedicated circuits the original service may not have. Send photos, dimensions and a photo of your panel, and I will give you a layout and a written number with the range if the service needs work.

Do you install shower doors in Vancouver?

Yes. Frameless, bypass and pivot shower doors, along with vanity swaps, tile repair and full bathroom remodels.

Can you convert a tub to a walk-in shower?
