Hough, Carter Park, Shumway, Arnada and the streets around them are largely 1920s through 1940s houses, and on a whole house remodel the electrical is usually the thing that moves the number. Those homes were wired for a light and a radio. A modern house runs a kitchen full of dedicated circuits, a laundry, and a panel that has to carry all of it. Sometimes there is capacity and it is a matter of adding circuits. Sometimes the service itself is the limit and that gets looked at before anything else is priced.

Knob and tube is still live in some of these houses, and where it is, it does not get buried inside a finished wall. That is not a scare tactic, it is how the work is done correctly. It also means walls stay open longer on a job like this than on a newer house, and the schedule should say so honestly up front.

The layout question is the same one everywhere in old housing. These were built as closed rooms with doors and what people want is space that connects, which means taking walls out. Whether a wall is carrying load gets determined before demo, not during. If it is bearing, a header and posts take the load and the wall still comes out.

Cascade Park, Fisher's Landing and the subdivisions built from the 1970s through the 1990s are the other job entirely. The framing is modern and predictable, the service is adequate, and there is rarely a structural surprise. That means the money goes into the remodel instead of into repairs, and the timeline holds better. What those houses need is layout and finish rather than infrastructure.

Basements and additions come up in both. A basement that was never finished is usually the cheapest square footage you will ever add, because the structure and the roof already exist. What it needs is moisture handled first, then framing, electrical, and a code-compliant way out. An addition is everything new, including a foundation that has to tie into what is already there.

Electrical and plumbing go to licensed trades. Tile, framing, finish carpentry and the running of the job are mine. I have been doing this thirty years, I am on the job every day, and on an old house that matters because something unexpected is coming and somebody has to make the call standing right there.

Save yourself the wait

Send me photos of the rooms and rough dimensions, tell me what you want changed, and if you can, a photo of your electrical panel. I will come back with a layout and a straight read on what it takes.

Home Remodeling questions in Vancouver

How much does a whole house remodel cost in Vancouver, WA?

On a pre-1950 house in the old core the electrical service often moves the number more than anything else. On a 1970s to 1990s house east of town the framing is predictable and the money goes into the remodel. Send photos, dimensions and a photo of your panel for a layout and a range.

Can you remodel a house with knob and tube wiring?

Yes. Where it is still live it does not get buried in a finished wall. It gets replaced by a licensed electrician while the walls are open, and the schedule says so up front.

Do you finish basements and build additions in Vancouver?

Yes. A basement is the cheapest square footage you will add. An addition is everything new, including a foundation that ties into what is there.

Are you a house renovation contractor for Hough, Carter Park and the old neighborhoods?

Yes. Most of my remodel work is in older housing. Closed rooms opened up, wiring and plumbing brought current, and the carpentry to make it fit.

Are you a licensed general contractor in Clark County?

Yes. Washington license JAMESHC764LM, bonded and insured, owner on the job every day. I am based in Kalama, about forty minutes north.
