Remodeling Contractor in Woodland, WA
Remodeling contractor working Woodland and the Lewis River valley. Whole house remodels, renovations, additions and basement finishes. A lot of this town sits low, and on a job this size that changes what we expect to find under the floors.

Woodland sits on a flood plain and a good share of the older housing has taken water at some point. On a single room that is a contained problem. On a whole house remodel it is the thing that decides the budget, because water that came up and went back down leaves framing looking fine and the bottom of it soft, and it does not announce itself until floors come up. Before I price a job down here I want to know the history of the house.
The ground keeps working on a house long after the water is gone. A crawlspace with a torn ground cover or none at all, blocked vents, or standing water that never fully drains feeds moisture up into everything above it. Handling that is unglamorous and it is cheap next to the remodel it protects. On a whole house job it goes first, before a dollar is spent on anything anyone will see.
Then the layout. These houses were built as closed rooms with doors and what people want is space that connects, which means taking walls out. Whether a wall is carrying load gets determined before demo rather than during it. If it is bearing, a header and posts take the load and the wall still comes out. It just costs what it costs.
What is behind the walls is the third question. Older houses here were wired for a light and a radio, and a modern kitchen alone draws more than the original service was built to carry. Supply lines are often galvanized and have closed up from the inside. None of it is visible until a wall is open, which is why an honest bid states what gets checked and what the range is if it needs replacing.
Additions out here carry one extra question. Requirements change for work in a mapped floodplain, and it is much better to know that at the drawing stage than at the permit counter. It does not usually stop a project. It does sometimes change how it gets built and what the foundation has to be.
Electrical and plumbing go to licensed trades. Tile, framing, finish carpentry and the running of the job are mine. Thirty years, on the job every day, and on a remodel that matters because an older house will hand you something you did not plan for.
Save yourself the wait
Send me photos of the rooms and rough dimensions, tell me what you want changed, and mention whether the house has ever taken water. I will come back with a layout and a straight read on what it takes.

Home Remodeling questions in Woodland
Can you remodel a house that has flooded in Woodland?
Yes, and the history of the house is the first thing I want to know. Water that came up and went back down leaves framing looking fine and the bottom of it soft. Floors and the bottom of walls get opened and checked before any finish goes down.
How much does a whole house remodel cost in Woodland, WA?
On the valley floor, moisture and what is under the floors decide a lot of it. Bearing walls, wiring and plumbing are the rest. Send photos and dimensions, tell me what you want changed and whether the house has ever taken water, and I will give you a layout and a range.
Can I build an addition in a floodplain?
Usually, but the requirements change for work in a mapped floodplain and that can change the foundation. Better to know at the drawing stage than at the permit counter.
Are you a house renovation contractor for older Woodland homes?
Yes. Closed rooms opened up, wiring and plumbing brought current, crawlspace moisture handled first.
Are you a licensed and insured general contractor in Woodland?
Yes. Washington license JAMESHC764LM, bonded and insured, owner on the job every day.
