EILEEN ARNOLD Project
residential in Longview, WA
James Hurula Construction brought added comfort and fresh air to this home with the installation of a new heavy duty screen door at the front entry. The homeowner wanted a quality solution that would allow easy ventilation while maintaining the look and security of the existing front door opening. The team approached this project with careful attention to fit and finish from the very start.
Scope of Work
James Hurula Construction will prepare the work area at the existing deck, handrail, storm door, and stair section before beginning repairs. We will review the existing rail and stair layout, identify the rotted stair stringer to be removed, and protect the surrounding deck surfaces as reasonably practical during the work. Existing conditions will be checked for accessible fastening points so the new work can be tied into the deck framing securely and in a manner consistent with the existing construction.
The handrail repair work will begin with removal of the damaged or designated components. We will furnish and install three new 4x4 pressure-treated posts at the existing handrail locations. Each post will be set plumb and fastened to the deck framing using 1/2 inch by 6 inch galvanized carriage bolts with washers and nuts. We will also remove and replace ten 4-foot pickets at the existing handrail, fastening the new pickets to match the spacing, layout, and attachment method of the existing railing as closely as site conditions allow.
The stair repair will include removal of one rotted stair stringer from the existing stair assembly. A new pressure-treated stringer will be furnished, laid out, and cut to match the existing stair rise, run, and tread layout. The new stringer will be installed and fastened to the deck framing and stair assembly, and all field-cut ends will be treated to help protect the exposed pressure-treated lumber cuts.
At the existing storm door, we will furnish and install a new black pneumatic closer. The closer will be mounted to the existing door and frame in the appropriate location, adjusted for normal operation, and checked for closing action after installation. Existing door condition, hinge alignment, latch condition, and frame condition may affect final operation and are not included for repair unless specifically added by written change order.
Upon completion, James Hurula Construction will remove job-related debris generated by this scope, collect removed pickets, the rotted stringer, packaging, and miscellaneous waste, and leave the immediate work areas broom-clean. Final work will be reviewed for secure fastening, general alignment, and completion of the listed repair items before project close-out.
Additional Work
James Hurula Construction expanded the scope of this project to include a series of carefully executed deck and entry repairs that reflect the same commitment to quality brought to the original screen door installation. The team replaced three pressure-treated handrail posts secured with galvanized carriage bolts, swapped out ten pickets to restore a clean and uniform railing line, and removed and rebuilt a rotted stair stringer cut and fitted to match the existing rise and run exactly. Rounding out the additional work, a new black pneumatic closer was installed on the existing storm door, and all job-related debris was cleared away so the finished repairs were left clean, secure, and ready for years of reliable use.
