JAMES POGUE Project

garage in Longview, WA

James Hurula Construction is getting underway on a comprehensive exterior transformation that will replace aging concrete, outdated fencing, and worn site features with fresh, well-built improvements designed to serve this property for years to come. The project touches nearly every corner of the yard, from the front driveway and walk to the back parking area, new fence line, and a dedicated slab for a future hot tub and gazebo. Careful planning and clean execution are the foundation of everything that follows.

Scope of Work

James Hurula Construction will begin by preparing the site for demolition, excavation, and new construction. The existing covered patio structure adjacent to the garage, the concrete slab beneath it, the narrow sidewalk, the front walk, the identified front concrete sections totaling 258 square feet, and the existing back parking slab will be removed. Concrete around the existing basement window well will be broken out by hand where practical to limit disturbance to the well and surrounding structure. The 64 lineal feet of chain link fence, including fabric, rails, posts, gates, and concrete-set footings, will also be removed. Concrete debris will be separated for recycling, steel will be hauled to a metal recycler, and remaining debris will be hauled to the transfer station.

Plumbing access excavation will be completed by hand in the back yard near the fence to expose the existing sewer lateral and cleanout for the plumbing contractor. A second hand excavation will be completed at the front of the property from the existing cleanout to the edge of the city right of way near the water meter for the relocated cleanout and new pressure reducing valve yard box. These excavations will be maintained open while the plumbing contractor completes their work, then backfilled in compacted lifts using suitable site material and restored to rough grade. The garage interior dirt floor will be stripped of organics and loose soil, graded to drain toward the door opening, and covered with imported compacted crushed rock fine graded to a uniform surface.

Concrete preparation will include excavation to subgrade depth, stripping, grading, fine grading, removal of unsuitable organic material, and hauling excess sod and spoils off site. Granular base will be imported, placed, compacted, and prepared below the new flatwork areas. Conduit sleeves will be installed beneath the new concrete for future electrical runs to the garage, gazebo, and hot tub. New concrete will then be formed, reinforced, placed, and finished for the back parking slab, sidewalk, hot tub slab, front driveway sections, and front walk. Vehicle-rated areas and the hot tub slab will receive reinforcement as specified, with the hot tub slab reinforced at 12 inches on center each way and post bases set to the confirmed 12 foot by 12 foot gazebo layout before placement.

Fence construction will include pouring twelve individual concrete fence post pads with standoff brackets set plumb and aligned, followed by construction of 64 lineal feet of wood fence to match the adjacent property. The fence will be built with pressure treated 6x6 posts on cast-in standoff brackets, cedar rails, cedar 1x6 board field, diagonal lattice topper, cedar cap and trim, and a pressure treated 2x6 rot board along the base. One gate with hardware will be built, and 24 lineal feet of existing fence will be relocated with four new pressure treated 6x6 posts set as part of that work.

All new concrete flatwork will receive a broom finish with tooled control joints. Work areas will be swept, loose debris will be collected, excess spoils and sod will be removed from the site, and the project will be left in a clean rough-finished condition suitable for normal use and any follow-on trade work.

Before

The site shows its starting point — an overgrown lawn, an existing concrete pathway, and a yellow shed — giving a clear picture of the conditions James Hurula Construction is working from as demolition and preparation get underway.
