The project focuses on repairing and refinishing the walls, installing new baseboard trim, and painting all surfaces to bring the room together with a polished, cohesive finish. Beyond the living room refresh, we're transforming two more spaces in this home.

In the bathroom, we're rebuilding the shower from the studs out — demoing the old tile and pan, correcting framing left out of plumb by a previous installer, and building a new fully waterproofed shower assembly with fresh tile, a new glass door, and updated wet-location lighting. We're also laying new laminate flooring throughout the bathroom for a clean, finished look.

Throughout the main living areas, we're installing new laminate flooring across the entry, dining, kitchen, and connecting spaces — pulling and resetting fixtures so the floor runs clean wall to wall, and finishing it all off with new baseboard.

It's a full refresh handled by one licensed contractor, start to finish — no juggling multiple companies, no gaps between trades.

Scope of Work

James Hurula Construction will prepare the work areas at the second-floor shower and the kitchen ceiling below before beginning concealed-condition work. Existing finished surfaces adjacent to the work area will be protected as practical, and dust control measures will be used at the kitchen ceiling access location. The work is based on conditions discovered after removal of the existing shower pan, where the shower drain line and water supply lines were found routed outside the intended wall cavity and must be relocated into the wall for proper shower installation clearance.

The kitchen ceiling below the shower area will be opened as needed to access the plumbing lines from beneath. The plumbing subcontractor will provide two workers for approximately two hours to relocate the shower drain line and water supply lines from their current exposed/outside-wall position into the wall cavity. The work will include cutting, rerouting, fitting, and securing the lines as needed for proper alignment with the second-floor shower location, subject to the existing framing and plumbing conditions found once the ceiling is opened.

After the plumbing relocation is complete, the opened access area will be made safe and prepared for closure. Where included in this estimate, the ceiling access area will be patched with drywall and left ready for follow-on finishing. Final ceiling texture blending, finish paint, or broader kitchen ceiling repainting is not included unless specifically added by written change order.

In the upstairs bathroom, after wall texture has been completed and is dry, the walls will be primed only. Primer will be applied to the textured wall surfaces to provide a sealed, uniform base for future finish paint. This scope does not include finish paint, color coating, trim painting, cabinet painting, ceiling painting, or touch-up work outside the upstairs bathroom wall primer area.

Upon completion, James Hurula Construction will remove job-related debris from the immediate work areas, collect protective coverings, and leave the bathroom and kitchen access areas broom clean. The completed work will be reviewed for general workmanship, access openings will be checked for safe condition, and the customer will be advised of any additional concealed conditions or finish work that may require separate authorization.

Additional Work

As a change order addition to the project, James Hurula Construction is extending the laminate flooring installation across approximately 640 square feet of finished floor area in the main living spaces. The work includes full installation from underlayment through final fit-out — with clean cuts around doorways, cabinetry, and walls, proper threshold transitions at every opening, and perimeter trim finished with tight corners and polished ends throughout. At completion, the team will walk the finished floor with the homeowner to confirm every transition is properly seated and the entire installation is ready for everyday use.

Additional Work

As a further change order addition, James Hurula Construction is tackling the concealed plumbing conditions uncovered once the original shower pan was removed — with the shower drain line and water supply lines found routed outside the wall cavity, the team is opening the kitchen ceiling below to give the plumbing subcontractor proper access to reroute and secure everything cleanly into the wall where it belongs. Once the plumbing relocation is complete, the kitchen ceiling access area will be patched with drywall and left ready for future finishing, while upstairs the bathroom walls will receive a full prime coat over the new texture — sealing the surface and laying the groundwork for the homeowner's finish paint down the road. It's the kind of methodical, do-it-right approach that keeps a project on solid footing, even when hidden conditions add a few unexpected steps along the way.
